Condo X Preliminary Maintenance Information Overview

Condominium X Association Budget includes budgets for monthly maintenance as well as reserves to defray the costs of major events.  A major event is defined as "periodic large expenditures to restore normal degradation of a building over the life of the building"  (Example: Periodic Siding Restoration and Staining of the outside of the condos).  Below, your Board is providing our best estimate of the schedule for these larger expenditures as well as information on general condo maintenance.  Additional information can be found in the Rules and Regulations Handbook and the New Owners Info section of our website.

Deck and Siding Stain and Paint Colors

Condo 10 has some Gray buildings and Tan buildings.  The official color matches are from Sherwin- Williams Paint.  Sherwin-Williams has paint retail stores in Lake Zurich, Crystal Lake, Mundelein and Palatine.  Equivalent stain color matches from other stain suppliers are acceptable.

How do I generate a work order ?

Call the LBS office at 382-1660.  Work Orders will be reviewed and scheduled by the office.  Most non emergency work orders must be approved by the Condo 10 board before the work can be completed.

If I generate a work order, How do I get an update on it's status?

Call the LBS office at 382-1660.  To escalate an issue, bring it to the attention of the Property Manager and your Condo X board.  Be aware that some issues must be taken before your Condo X board at a regularly scheduled meeting before progress can be made.  The office can council residents on the process.  Please review the Rules and Regulation Handbook for further information.

Landscape Issues?

There is an entire section on Landscaping.  Anything done outside your building is common property owned by all residents of Condo X.  The Landscape Commission provides policies that Condo X uses to guide us in making decisions on budget and operating expenses for our common flower beds.  The commission representatives are willing to help you on what types of plants and shrubs work well in this area (Example: I know you just moved here from Arizona but cactus doesn't do well here).  Anyway, please see the Landscape section of the website and the landscape section of the Rules and Regulations Handbook.

Deck Maintenance Information?

Deck staining, restoration and repair are the sole responsibility of the unit owner.  Refer to the Rules and Regulations handbook for further information

Water Heater Information?

If and when your Water Heater needs to be replaced, it is the responsibility of the unit owner to replace the water heater and if there is another unit below yours, a water drain basin must be installed under the water heater.  Also, please do not leave the old water heater out by the street for standard garbage pickup.  Special arrangements must be made with the garbage people to pick up large heavy objects.

Driveway Maintenance Information?

Driveway Maintenance is reviewed every year.  Sealcoating is generally done every 3-5 years.  The driveways were last sealcoated in Spring 2001. Condo X maintains a spreadsheet to review our driveways and categorize any cracks that need filling before sealcoating and areas in need of patching or replacement.  If an owner feels that we have missed an area that needs review, please

Major Events Schedule?

Note: Our major events have a reserve tracking budget associated with it.

Driveway Maintenance: Reviewed every year. Last major event was Summer 2000.  We took advantage of the Shoreline Road resurfacing project pricing to patch and replace several driveway sections.

Roof Cedar Shingle Preservation and Restoration: Roof Shingles are sprayed with a preservative every 5 years and we review and replace damaged shingles.  Last major event was in 1998.

Complete Roof Replacement: We have been counseled that the average life of our type of roof is 25 years.  We expect that we will have to start roof replacement around 2010 and have a reserve to help defray the cost for this Most Major Event.

Siding Staining and Siding Restoration:  The condo's are restained every 8 years and we review and replace any damaged siding found.   The last Major Siding restoration was Summer 2000.

Fence Staining and Restoration:  Restoration is planned every 6 years and was last done in 1999.  The last staining was done in Summer 2000.  The Condo is responsible for Free standing sections of fence that are not part of a deck.  However, as part of our Summer 2000 siding project, our siding painting contractor offered residents a great rate for restaining decks.  Almost everyone took advantage of the offer.
