Winterizing
From October 15th thru March 31st
Some of us will be gone most of the
winter – some for a couple of
weeks, and some, perhaps just for an extended
weekend. No matter how
long, the following is recommended:
WATER SHUT OFF
a. If you live in a town house or
have a first floor unit –After
October 15th or if there is
freeze warning, make sure all
outside spigots, with controls
in your unit, are shut off,
including the one in your garage, It
takes about 5 minutes
but will save you immense grief and
dollars. Leave these
valve off till spring or all danger of
a freeze is past.
b. LOCATE THE SPIGOT SHUT OFF VALVE...
It’s above and close to
the main water shut off value. Shut it
off. Once done --
c. ABOVE THIS SHUT OFF VALUE –
You’ll see a ROUND BRASS KNOB. This
is to drain the remaining water in the
pipe leading to the
spigot. Place a small pan or towel
under it. Open (turn) to
drain pipe water. When it stops
dripping, close it.
d. GO OUTSIDE AND OPEN TO DRAIN THE SPIGOT
ITSELF.
The above, c & d, should drain
all water from the pipe
leading to the outside spigots.
e. IN THE SPRING when you turn on the
water to the spigots,
make sure the Brass Know (c, above) is
closed tightly.
OTHER CONTROLS
and Items -- When you leave
a. Thermometer set between 55-60
degrees.
b Turn off all water to your unit.
This valve is directly above
the main water line entering your unit.
c. Open faucets in the unit to relieve
pressure and drain water.
d Turn off water heater Switch
located in the Main electrical
control panel.
e. Turn off water softener. Controls vary
with model & make.
f. HOUSE KEY- Leave it with a
relative, friend, neighbor and let them and the office know when your gone and any
emergency numbers.
g. HOUSE CHECK: You may also contact the
main gate and provide departure date, return date and emergency contact
phone number. They will periodically check the outside of the house to
make sure there is no break-in.

CHECK YOUR
INSURANCE POLICY: Some policies will lapse if
there is no one residing in the unit for 45 or 60 days.
