
ARCHITECTURAL COMMISSION CHARTER

The Architectural Commission receives its charter from the Lake Barrington Community Homeowners Association (LBCHA) Master Board and is advisory to the Master Board and the individual Condominium Boards of Directors.
PURPOSE
Develop, install and administer programs which will maintain the Architectural integrity of Lake Barrington Community Homeowners Association and to serve as a screening group for the individual Condominium Boards of Directors.
1. Review Unit Owner requests for construction, alterations, changes and additions affecting the appearance, dimension and function of dwelling exteriors and common areas.
2. Provide recommendations to the individual Condominium Boards of Directors regarding Unit Owner requests, BUT the Commission does not authorize or refuse Unit Owner requests.
3. Provide recommendations to the Master Board regarding requests for construction, alterations, changes and additions affecting the appearance, dimension and function of the LBCHA Common Elements.
4. Provide recommendations for standards to the Master Board and to the individual Condominium Boards of Directors when requested.
5. Provide the Management Office with an approved list of standard replacement items relative to windows, storm doors, awning colors and other appropriate items.
ORGANIZATION
Each Condominium Association may select two homeowners as representatives to the Commission. Where matters before the Commission require a vote, each Condominium Association will have only one vote.
The Management Office will provide a representative who will be an ex-officio, non-voting member of the Commission.
The Commission will elect a chairperson and a secretary .The chairperson is responsible for preparing an agenda for each meeting. The chairperson is responsible for conducting the meeting. The chairperson or an alternate will present a report of the Commission's current activities at the monthly Master Board meeting. The secretary is responsible for transcribing the minutes of each meeting and providing these minutes to the Management Office for distribution in a timely manner.
