Lake Barrington Shores (LBS) is a Condominium Community
with 13 Condominium Associations totaling 1317 units on 500 acres of property. There are about
86 different floorplans in the community. Each Building contains
between 4 and 8 Condo units. Most have views of the golf
course, the lake, a pond or a wooded area.
Although not part of our condominium associations, the
Lake Barrington Shores Golf Club
is an 18 hole private club located inside the property.
LBS is an all
electric community. Each unit contains its own electric heat for
the winter and air conditioning for the summer. Most have heat
Each one of the condo associations collect an
assessment. In 2005, the range was about $300 to $500 per month
per condo as determined by each Condo Association. A portion of the assessment is provided to the Master
Board for collective services.
What does my Assessment pay
Water and Sewer
|LBS owns and maintains its own
We have several wells and a water conditioning system. We also own
and maintain our own sewer treatment plant. City amenities in
here for more information on water.
Roads and Driveways
|LBS owns and maintains its own roads. In addition, LBS
plows the roads and driveways in winter.
||Cable TV is brought to each unit. Our
present service contains about 50 channels. Premium channels, pay
per view and High Speed Cable Internet service is available at an
additional monthly fee.
|Landscaping: In addition to caring for the
award winning forest preserve and mowing the lawns, LBS cares for the
shrubs, trees and most of the many beautiful flowerbeds throughout the
property. Some additional flowerbeds are maintained by loving
|The Lake and
|Lakes and Ponds are also maintained throughout
the year. The lake is checked to make sure it is clean enough for
swimming, fishing and boating. Power boats are not allowed.
Swimming and Beach, Sailboats, Kayaks, Canoes, Row Boats,
Paddleboats and a Pontoon boat are available.
||Public Safety: LBS is a gated community and
maintains its own Public Safety force.
||Finally, the Recreational Center,
Exercise Center, Inside pool, Outside pool, Hot tub, Sauna, Rec areas and
Tennis Courts are maintained from the assessment budget.
